1.  Find the right Realtor

Even if you’re not quite ready to buy a home, we -- as your buyer’s agents (ABR) -- can be an absolute wealth of information about Phoenix market conditions, and can often help with ‘scoops’ on local foreclosure developments you might not have known about otherwise.  Speak to us first and we can help to guide you right from the start.

2.  Find out your home buyers price range
Online mortgage calculators are a good place to get initial help. As you get closer to being ready to buy, there is no substitute for a buyers home mortgage pre-approval.  Just speaking to your lender is a big help. It's the only way to really get an in-depth picture of your overall home buyers situation and to discover exactly what you can reasonably afford to spend on a home (and possibly on renovating).

3.  Find out what your home buyers market looks like

A successful purchase starts with the right home buyer's Realtor. We are confident we can help buyers like you, and we can recommend other professionals to join your home buyer's team, providing more help and taking more of the responsibility off of your shoulders.

Lender
A home buyer's lender is not just a lender. Having the right backer can be extremely important help – it's your money we’re talking about after all! Make sure that your lender  is someone with whom you feel comfortable, and be wary of any lender who promises you more than you think you can reasonably afford as home buyers. Experienced lenders help home buyers navigate through countless loan programs and help them lock in the best rates by watching market indicators.

Title Company
The title company will help put all the details  together from the Realtors, your lender, the home seller and you to complete a successful transaction. We generally get to pick the title company as the home buyers unless we are dealing with a lender owned property or short sale.  The title company's have been selected in advance with foreclosure-type properties.

Home and Termite Inspector
No home inspection is 100% guaranteed, but a few hundred dollars can help home buyers to catch a major problem now rather than spending thousands to correct that ‘surprise’ down the road. We can help you with the home inspector recommendation.

Contractor (FHA203K)
Some home buyers with FHA financing are eligible for help with a 203K rehabilitation loan.  This allows you to make your best deal for your new home, then finance any repairs or renovations into the loan. We can help you with this critical part of the home buyers process. We have experience to help you navigate through all the details associated with buying a home in this manner.
