Instructions for best use

• Choosing less criteria increases the results of your Phoenix MLS listings search.
• In your Phoenix MLS listings search you may select more than one option in a category by holding down the control key.
• Links in blue offer options to search Phoenix MLS listings. Clicking such links expands options in your Phoenix MLS listings search. In this example clicking on the blue link allows you to select only "Active" properties as you search Phoenix MLS listings and ignore others (note: "AWC" means active with contingencies, or the house is under a signed contract). “AWC”  Phoenix real estate listings may not be worth your time.
  
• You don’t have to use every category as you search Metro Phoenix real estate listings. In other words, only use categories you wish to filter in your Phoenix MLS listings search.
• A "magnifying glass" next to an entry box allows Phoenix MLS listings search "options.” Clicking the magnifying glass opens up a dialog box to “lookup keywords." As an example, typing "Pho" and clicking the button titled "lookup keywords" produces the search result “Phoenix.” Simply click on the "add” button to include “Phoenix” as you search Phoenix MLS listings.
  
• Clicking on a blue underlined word (such as "like" next to the search category "Zip Code") enables you to change the word "like" to "not like." This provides the option to 'include or exclude' zip codes (or any other category you are filtering in your Phoenix MLS listings search).
  
• Clicking on the blue underlined word "or” (as seen in the "Parking" example) allows you to toggle to "not" or "and." To further this example, putting a checkmark next to "2 car garage," 2.5 car garage," and "3 car garage"-- plus leaving the word "or" in place for all three selections -- would produce results that included homes having either a 2, 2.5, or 3 car garages as you search Phoenix MLS listings. This would provide a greater range of options as you search Phoenix real estate listings.
  ** You would NOT want to select "and" before all three options because it would only return results for homes that had ALL three types of garages in your Phoenix MLS listings search (which could be zero).
  ** However, you could check all three garage types (leaving the "or" in front of them), put a checkmark in front of "Attch'ed Gar Cabinets," and select "and" before it. That would produce Phoenix real estate listings that had either a 2, 2.5, or 3 car garage AND attached cabinets.
  
• You'll notice three categories for homeowners association and fees as you search Phoenix MLS listings. They should all be used TOGETHER if you select "Y" (yes) for the category titled "Association & Fees; Homeowners Association." The second category titled "Homeowners Assoc Fee" allows you to set a minimum and maximum range. The third category titled "Association & Fees: HOA Paid" allows you to select the frequency of payment as you search Phoenix real estate listings. If you choose to set a maximum fee you may want to search it BOTH under a "monthly" and "quarterly" frequency to insure you're not excluding Phoenix real estate listings. For example "$50 per month" or "$150 per quarter."
